Introduction

Following further pre-application discussions with South Northamptonshire Council, and public consultations held in May 2007, June 2008 and March 2010, Barratt Strategic and Taylor Wimpey UK Ltd have submitted an outline planning application to the council..

The application includes plans for:

  • Up to 1,000 new homes, which will enhance the economic vitality of Brackley
  • A site for a new primary school
  • A local centre
  • Landscaped open space
  • Improved transport links

Since the previous consultation, the proposals have been revisited and a new scheme has been prepared. The key changes from the previous scheme are:

  • The site will be principally for housing, thus helping to meet the housing requirements for the area and stimulating the local economy.
  • Access to the site will be gained from Halse Road and Radstone Road. However, there is the possibility for the creation of an indirect link to the A43 via Northampton Road.
  • A health centre and commercial space is no longer needed on the site, as this is being provided elsewhere in Brackley.
  • Public open space provision has been re-examined and enhanced.

Planning background

The site will form a logical extension to the existing built up area of Brackley, providing homes, community facilities, a site for a primary school and open space that will serve not only the residents of the new development but the existing population. The proposals will stimulate economic growth in the area which will benefit Brackley as a whole.

Despite the recent revocation of the East Midlands Regional Plan, SNC is still committed to delivering up to 6,600 dwellings to be built in South Northamptonshire by 2021. The proposals for Radstone Fields have been identified by the Joint Planning Unit for West Northamptonshire as one of their ‘Preferred Options’ to meet local housing need. The site has also been allocated in the draft Brackley Masterplan to deliver up to 1,000 new homes. The proposed scheme is in accordance with the emerging West Northamptonshire Core Strategy and the Interim Rural Housing Policy adopted in 2009.
